The Complaint states a cause of action for unlawful detainer. The Rent Board discloses on its website that it is not the official publisher of the Rent Ordinance, and that American Legal is the official publisher. Defendant has not identified any text in the copy of Section 37.9C attached to the Notice of Termination that differs from the text of the statute as published by the official publisher. As this is Defendant's demurrer, Defendant bears the burden of showing that there is a defect on the face of the Complaint. Defendant's Request for Judicial Notice, item 2, is denied, as this is not in fact a true and correct copy of the current version of San Francisco Rent Ordinance Section 37.9C. =(501/SKF)
